The scope of work for the Berwick Hotel Apartments included substantial rehabilitation of both the living units and common areas effectively repositioning the project for another full cycle. The project received Historic Tax Credits and consequently all work scope was subject to the National Historic Preservation requirements. All public spaces received new finishes permitted by Historic and enhanced with new materials, fixtures and millwork. The living units were updated with new kitchens and reconfigured bathrooms. Accessible designated units were reconfigured to provide full compliance with the Uniform Federal Accessibility Standards. Public spaces were also reconfigured as necessary and permitted for full accessibility compliance.
MEP systems were replaced and refurbished where possible. New high efficiency HVAC systems were introduced with an exhaust recovery system for utmost efficiency and energy savings. All existing light fixtures were replaced with new energy star rated fixtures. Plumbing fixtures also were replaced with new low flow, green fixtures.
Finally, the building exterior envelope was fully accessed and renovated to renew materials. This included brick tuck pointing, stone work, replacement of exterior
